Pulled pork - Al Chefs Pulled Pork recipe

Ingredients:
1 good sized pork roast with a fat cap
Equal amounts apple juice and apple cider vinegar-enough to cover the pork
Yellow mustard-1/2 amount of the apple juice
Kosher salt
Black Pepper
Crushed Garlic
Rolls


Cooking Instructions
Place pork roast in large Ziploc bag. Add the apple juice, apple cider vinegar, liberal amount of the salt & pepper, and garlic. Seal the bag and marinate in the fridge for 24 hours. Remove the roast from the liquid after marinating and place in a deep cookie sheet-fat side facing up. Cut several places through the fat, to allow seasoning to seep into the meat. Give another dose of salt & Pepper. Add enough of the reserved marinade to coat the bottom of the cookie sheet with about 1/2" of liquid. Place on center rack of a Pre-heated 225 degree oven, and roast for 10-12 hours, depending on the size of the roast. The meat will be done when you can easily pull it away from the bone with a fork. Remove meat from oven and let it roast uncovered for about 1 1/2 hours. In a saucepan on the stove top, add liquid from roasted pork, the remaining marinade, and the mustard. Cook on medium to medium low heat for about 1 hour, or until liquid slightly thickens. Drain the excess fat from the liquid, and this now becomes your dipping sauce, or au-jus. Using a pair of forks or (my preferred method) my hands, remove the pork from the roast and shred into chunky, mouth size peaces. Remove all excess fat. Dip the meat into the sauce, place on roll, and enjoy.

So you’re in your mid 20’s, good job, engaged, fiancĂ©’s also working. The two of you talked about buying a home, but figured you can’t afford one, or there’s no single family homes in your price range, or you don’t have enough cash to close the deal.

You’re a young military officer and you’re now stationed at Ft. Meade s a result of the BRAC initiative. You know you’re going to be here for a while and would love to own your first home. Unfortunately, your cash reserves are a little depleted.

Well guess what folks? It’s safe to get back into the real estate waters again. Especially for you first time buyers.

Let’s begin with a small glimpse of the current local market. Due to price reductions over the last few years, more homes have now fallen back into the lower price ranges, that virtually disappeared between 2001-2005. As an example, in the 3 month period between 1/1/05-3/31/05, only 202 detached single family homes sold in all of Anne Arundel County with a purchase price less than $250,000. Contrasted to that, a current single day search resulted in 292 detached single family homes being available to purchase. In addition, lower priced town homes and condominiums add to the choices that are available.

How about financing and cash availability? Well, for that young couple I mentioned at the beginning of the article, FHA loans are readily available at around 5%. Home sellers are also stepping up, paying portions, if not all of the buyers’ closing costs. This allows that young couple to purchase their new home needing only 3.5% of the sales price as their initial cash investment. That young officer I talked about can use his or her VA benefits and potentially buy their first home needing NO cash.

The Federal government, understanding the necessity to get first time buyers back into the marketplace, is also stepping up. Beginning April 9, 2009, first time buyers will potentially be eligible to receive up to $8000.00 in tax credits, upon purchase completions. Speak to your real estate or mortgage professional for details.

The bottom line is that it’s not only safe but also highly advisable to get into the real estate pool, for you first timers.

I’ve been repeatedly hearing a lot of the same questions over the last several months, concerning real estate, and I thought I would use this time to attempt to address some of them.

Q. With all of the problems experienced by the banks and Fannie Mae and Freddie Mac, isn’t it almost impossible to get a loan to purchase a home these days?

A. Actually, mortgage loans are readily available. The reality is that interest rates are at the lowest they’ve been in 30 years. The only loans that were completely taken out of the market were the “sub-prime” loans, which didn’t really exist before 2000.

Q. Yes, but don’t you have to have perfect credit to qualify?

A. Obviously, a mortgage lender is going to expect borrowers to have a certain amount of credit worthiness. A credit score in the mid 600’s or higher is going to be a score that should generally be good enough to obtain a loan. Lenders are not looking for perfection. They just want to have a sense of confidence that the borrower can make the payments. Keep in mind that individual lenders will have different qualification criteria.

Q. Isn’t it true that you need 20% down, or higher, because of the banking problems?

A. No. In fact there are great FHA programs allowing a purchaser to buy a home with as little as 3.5% of the purchase price. Also, VA programs are available, still, allowing the purchaser to get into a home with no up front cash required. Obviously these programs are not for everyone, but can fit the needs of the majority of homebuyers in our area.

Q. What about first time buyers. Are there special programs available for us?

A. The state and local municipalities will occasionally initiate first time buyer programs. Generally, they are available for a period of time, until the funding monies get used up. You should consult a real estate or mortgage professional to find out more details on the availability of these programs.

Q. Do you expect home prices to go up, or continue to drop in 2009?

A. The one thing I tell folks when asked this question is this: My belief is that no one single person can realistically predict what will happen to home prices. This is based, in large measure, on the fact that home buying begins with consumer confidence. Consumer confidence begins with jobs. If a person is currently employed, and believes they have job security and stability for the foreseeable future, they’re more likely to go out and purchase a home. If people are in a similar position, prices would likely start stabilizing, and potentially start rising again. This would be due to the fundamental principles of supply and demand. The number of buyers increasing, versus number of homes going on the market decreasing, will begin changing the marketplace from a buyer’s market to a sellers market. If the opposite happens, and unemployment rises, then the opposite scenario will happen with home prices.

We are very fortunate in the Baltimore/Washington corridor in which we live. We are one of the more diverse economies in the country with our combined public and private sectors employing a higher percentage of residents than what you see in other regions of the country. We are also marching forward with the BRAC Program, which I wrote about previously. This will bring tens of thousands of new, residents into the area over the next several years. With all of these factors taken into account, we have historically had a much more stable housing market in our metro area. I don’t expect that to change any time soon.
